State of New York
New York State’s Multiple Dwelling Law prohibits renting whole residential units in apartment buildings with three or more units for less than 30 consecutive days unless the host is present and sharing as a common household.
New York CITY BOROUGHS
Entire-unit rentals for less than 30 days are illegal across all NYC boroughs (Brooklyn, Queens, Manhattan, Bronx, Staten Island). Hosted stays in primary residences may be allowed with registration. Hosts must register with NYC and may host no more than two guests at a time.
State of New Jersey
New Jersey lacks uniform statewide STR laws. Municipal rules apply, and counties defer to cities and towns.
East Rutherford Borough
East Rutherford Borough (home to MetLife Stadium for 2026 FIFA World Cup matches) bans short-term rentals outright. The borough prohibits renting any dwelling for less than 30 days, including advertising such rentals.
