STATE OF WASHINGTON

Chapter 64.37 of the Revised Code of Washington (RCW) requires all STR operators to obtain a state business license from the Washington Department of Revenue, maintain liability insurance coverage of at least $1 million unless all bookings are made through a platform that provides equivalent coverage, and provide a local emergency contact and fire, police, and EMS numbers.

KING COUNTY

The county has no STR regulations for unincorporated areas. State law applies.

CITY OF SEATTLE

STRs require a Short-Term Rental Operator’s License and a Business License Tax Certificate. Each operator is limited to a maximum of two units within city limits, one of which must be associated with the host’s primary address.

CITY OF BELLEVUE

Short-term rentals are permitted in multifamily/condos/PUDs, subject to registration and caps of no more than five units and no more than 20% of units in the development. Whole-house rentals in single-family homes are prohibited, but individual rooms may be rented out short-term.

PIERCE COUNTY

Vacation rentals are allowed within single-family or accessory dwelling units, provided the owner files a Vacation Rental Affidavit with Planning and Public Works. Operators are limited to five guest rooms and 10 guests at a time, must notify adjacent neighbors, and provide a Good Neighbor brochure and parking information to guests.

CITY OF TACOMA

Tacoma requires a City Business License for all STRs and a Transient Accommodation License for rentals with three or more bedrooms. Primary residency is required for renting individual rooms or a separate unit, such as an accessory dwelling unit. Whole-home rentals do not require the owner to reside in the property.
